Inspection Standards

Switchback Home Inspections, LLC adheres to the American Society of Home Inspectors (ASHI), Standards of Practice which Ted uses to guide him through your home inspection. Click here to verify your home inspector is an ASHI Member

Report

Interactive home inspection reports are electronically delivered via email usually within 24 hours after the inspection has been completed (hard copy upon request). This email will contain a link to an interactive PDF document. If you need additional guidance reading your report please download this helpful brochure or contact Switchback directly. Sample inspection reports are available upon request.

Scheduling

Switchback will contact all involved parties to ensure there are no scheduling conflicts for your home inspection and will adjust as needed. We are also a subscriber to the Supra E-Key/Lockboxes providing us with easy home access and saving time and reducing scheduling conflicts.

Elements of a Home Inspection

Roof and Exterior Inspection

Roof and Exterior Inspection is a visual inspection and description of the overall condition of the roof and exterior of the home. This will include, in part, looking for deficiencies in the building materials and structures and looking for landscape items that may adversely affect the home.

Structure Inspection

Structure Inspection is a visual inspection and description of the foundation, framing materials, and other structural components. This will include, in part, looking for major and minor structural deficiencies in the foundation, floor, walls, and roof framing.

Electrical Inspection

Electrical Inspection is a visual inspection and description of the condition, capacity, safety, and any deficiencies of the electrical system

Heating and Cooling Inspection

Heating and Cooling Inspection is a visual inspection and description of the heating and air conditioning systems. This will include, in part, looking for deficiencies in vents, flues, and chimneys.

Plumbing Inspection

Plumbing Inspection is a visual inspection and description of the piping and fixtures throughout the house. This will include, in part, looking at pipes, water heaters, and drainage checking for functional deficiencies, leaks, and freeze vulnerability.

Interior

Interior is a visual inspection and description of the home’s walls, ceilings, floors, stairways/railings, windows and doors. This will include, in part, looking for major operational deficiencies and damage.

Thermal Imaging Evaluation

Thermal Imaging Evaluation is a way to determine possible warm or cold air leaks, wet areas indicating potential water leaks, issues with radiant floor heating systems, and overloaded electrical connections.

Optional Service: Radon Gas Testing

A 48-hour continuous monitoring radon test using a pulse mode ionization chamber instrument is available. The EPA recommends that all houses be tested for radon. Please refer to the EPA’s publication Home Buyer’s and Seller’s Guide to Radon for more information on radon and radon testing.
