Inspection Categories
Roof and Exterior Inspection is a visual inspection and description of the overall condition of the roof and exterior of the home. This will include, in part, looking for deficiencies in the building materials and structures and looking for landscape items that may adversely affect the home.
Structure Inspection is a visual inspection and description of the foundation, framing materials, and other structural components. This will include, in part, looking for major and minor structural deficiencies in the foundation, floor, walls, and roof framing.
Electrical Inspection is a visual inspection and
description of the condition, capacity, safety, and any deficiencies of the electrical system.

Heating and Cooling Inspection is a visual inspection and description of the heating and air conditioning systems. This will include, in part, looking for deficiencies in vents, flues, and chimneys.
Insulation/Ventilation Inspection is a visual inspection and description of the home’s insulation and ventilation. This will include, in part, determining the quality (R-value) and condition of the insulation.

Plumbing Inspection is a visual inspection and description of the piping and fixtures throughout the house. This will include, in part, looking at pipes, water heaters, and drainage checking for functional deficiencies, leaks, and freeze vulnerability.
Interior is a visual inspection and description of the home’s walls, ceilings, floors, stairways/railings, windows and doors. This will include, in part, looking for major operational deficiencies and damage.

Thermal Imaging Evaluation is a way to determine possible warm or cold air leaks, wet areas indicating potential water leaks, issues with radiant floor heating systems, and overloaded electrical connections.
Optional Service: Radon Gas Testing Switchback Home Inspections offers a 48 hour continuous monitoring radon test using a pulse mode ionization chamber instrument. Radon results/reports are available soon after the testing period has lapsed. The EPA recommends that all houses be tested for radon. A good time to have this done is prior to selling your home or request to have this done prior to purchasing a home as part of the home inspection process.
